A Zoning By-law Amendment application has been submitted for 108 Nepean to permit the construction of a 27-storey mixed-use building at the corner of Nepean and O'Connor. The proposal features 295 residential units, 120 square metres of ground-floor commercial
space, underground parking for 202 vehicles and 432 bicycle parking spaces. The site currently serves as a private surface parking lot with paid parking and a portion of spots reserved for the office building at 190 O'Connor.
The 108 Nepean proposal is linked with the 142-144 Nepean Demolition Control and Zoning By-law Amendment applications. These applications propose demolishing a 6-unit residential building to accommodate a surface parking lot for the adjacent office building at 190 O'Connor.
