An 18-storey mixed-use building has been proposed for the corner of Somerset and O'Connor with 141 residential units, ground floor commercial space, 67 underground vehicle parking spaces and 110 bicycle parking spaces. The proposal requires a Zoning By-law Amendment and Official Plan Amendment to increase the maximum building height, change the land use of the site and request relief from certain landscaping requirements and setbacks.
The site is currently split-zoned with a Traditional Mainstreet designation on the Somerset frontage allowing 6 storeys and an R5 zoning with a 16-storey height limit on the northern section of the property. Through the Centretown Secondary Plan, a 9-storey building is permitted on the Somerset frontage and a 16-storey building is permitted on the northern section of the property. The applicant is proposing to rezone the whole property as Traditional Mainstreet and introduce a site-specific zoning schedule.
